Terms of use

The rules, in plain words

What you can expect from Nawaz Estates, and what we expect from everyone who uses it. Written to be read, not skimmed past. Last updated 8 October 2026.

About these terms

Nawaz Estates ("we", "us") is an online land marketplace run by Nawaz Group of Companies in Multan, Pakistan. These terms apply whenever you use the website, whether you are browsing, buying, selling or working as a dealer. By creating an account or using the site, you agree to them.

Some features have their own rules, shown where you use them: for example the terms you accept before bidding in an auction. Those rules form part of these terms. Our privacy policy explains how we handle personal information.

Who can use Nawaz Estates

  • You must be at least 18 years old and able to enter into a contract under Pakistani law.
  • Use your real name and keep your contact details current. One person, one account.
  • Keep your password and one-time codes to yourself. You are responsible for what happens in your account.
  • If you act for a company or an agency, you confirm you are allowed to act for it.

What we do, and what we don't

We provide the marketplace: listings, search, maps, area rates, messaging, offers, online bidding, the Dealer Pool and the Deal Room record. We review listings and check the items we list on each Verified seal.

We are not the buyer or the seller, unless a listing is clearly labelled as Nawaz Group's own. We do not hold money for anyone, we are not a bank, and we do not give legal, tax or investment advice. Area rates, price estimates and the cost calculator are indicative guides, not valuations. The legal transfer of land always happens through the society or the land record authorities.

Listing land

  • You may list land only if you own it, or if its owner has authorised you in writing to sell it.
  • Describe it honestly: the real location, size, documents and condition, and the total price you are asking.
  • Photos must show the actual land. Ownership documents you upload are private to our review team.
  • Do not list land in schemes declared illegal by the authorities, open (blank-transfer) files, or anything you cannot lawfully sell.
  • Mark land as sold or withdraw it as soon as it is no longer available. Listings expire unless you keep them current.

We may review, correct obvious formatting mistakes in, decline, pause or remove any listing that breaks these terms or looks unsafe for buyers. Important edits to a live listing (price, size, location or category) can send it back for review. Before you submit, the listing wizard shows the path your listing will follow, including any review or dealer first-look window.

Verification and badges

Badges such as Verified, ID verified, Verified dealer and Nawaz Group mean that our team checked specific things on a specific date, and the seal shows what they were. They are earned, never sold. Paid or promoted placement, if offered, is always labelled as such.

Verification reduces risk but cannot remove it. It is not a guarantee of title, and it does not replace your own checks at the society office or the Arazi Record Centre. Our safety guide lists what to check.

Offers and online bidding

  • Make offers and bids only when you are ready and able to buy at that price. Every amount is shown in words before you confirm it.
  • A seller who accepts an offer, or whose auction ends with a winning bid, agrees to proceed with that buyer in good faith through the Deal Room.
  • Sellers may not bid on their own land, directly or through other people or linked accounts, and nobody may bid to push the price up artificially.
  • Each auction shows its own rules: start and end times, any reserve, the bid increments and how late bids extend the end time.
  • We may cancel an auction or void bids in the case of a clear error, fraud or a breach of these terms. Every such action is recorded with its reason, and the people affected are told.

The bid or offer is the start of a sale, not the transfer itself: ownership passes only when the transfer is completed through the proper authority.

The Dealer Pool

Some listings are shown first to verified dealers for a fixed window. Dealer offers in the pool are sealed. Dealers may not copy pool listings elsewhere, contact the owner outside Nawaz Estates about a pool listing while its window is open, or share another dealer's information. Breaking these rules can cost a dealer their verified status.

Deals and payments

  • The Deal Room records each milestone (token, agreement and transfer) with deadlines both sides can see. Keep it accurate and upload genuine receipts.
  • Payments are made directly between buyer and seller. Use banking channels, to the owner's own account, never cash.
  • If a deadline is missed, the other side may extend it or cancel the deal, as set out in the Deal Room. Repeatedly failing to complete deals can lead to limits on your account.
  • If you disagree with the other side, you can ask our team to mediate. We will try to help in good faith, but we cannot decide legal ownership or force a sale.

Your content

You keep ownership of the photos, text and documents you upload. You allow us to store, display, resize and share them (for example as a WhatsApp preview of your listing) for as long as needed to run the service. Only upload content you have the right to use, and never upload other people's personal documents without their permission.

Fair use

Please don't:

  • post fake, duplicate or misleading listings, or prices you don't mean;
  • harass, threaten or deceive anyone, or ask for payments outside the agreed deal;
  • use someone else's identity, CNIC or documents;
  • copy listings in bulk, use bots or try to get round limits, verification or security;
  • upload malware or anything unlawful, including content prohibited under the Prevention of Electronic Crimes Act 2016.

Suspension and closing your account

We may limit, suspend or close an account that breaks these terms, puts other people at risk or is required by law, and we will usually tell you why. You can stop using Nawaz Estates at any time and ask us to delete your account from your account settings or by contacting us. We keep some records afterwards where the law or an unfinished deal requires it, as explained in our privacy policy.

Our responsibility

We work hard to keep Nawaz Estates accurate, available and safe, but we provide it as it is. We are not responsible for what users say or do, for the land itself, or for losses caused by a deal between buyer and seller, except where the law makes us responsible. Nothing in these terms limits rights that the law does not allow us to limit.

Changes to these terms

We may update these terms as the product and the law change. We will post the new version here with a new date, and tell you in advance about changes that matter, by email or a notice on the site. If you keep using Nawaz Estates after a change takes effect, the new terms apply.

Law and disputes

These terms are governed by the laws of Pakistan. If we have a disagreement, please contact us first; most problems can be solved by talking. If not, the courts at Multan will have jurisdiction.
